It’s been incredibly busy these past few months and as I write, the team is getting ready to put 6 listings on the market in the next 2 weeks. We’re always out visiting new construction, the majority of our tours just never get published. Writing is the hardest part. Fortunately I’m stuck in a car dealership this morning – quiet save for the International House Hunters on HGTV. Not my thing. So here I write.
I’ve been talking about Willowsford for years. I’ve attended Realtor events, I’ve previewed the models, I’ve even had a client or two. Last week I visited five new construction communities in one day, asking each sales rep the same questions and getting a vast range of answers about the terms and conditions of the offer process. It’s prompted me to write another blog series, The Top Ten Things You Need to Know Before Considering New Construction. While I won’t address it here and now, there’s just a lot that home buyers need to know before walking into a sales center and yet I still hear that more than half of buyers are not represented by an agent. Stay tuned for that series because it’s coming.
For this post, I visited Beazer’s Willowsford community in The Greens. Willowsford is a destination community. Once you’re there, you’re home. Serene lake views, rolling hills of lush turf edged by mature tree lines and it’s a conservancy – 2,000 acres of open space, woodlands and natural habitat. The community has four sections that compliment each other – two within Ashburn and two in Aldie; The Grant, The Grove, The Grange and The Greens, which is where we’re at today.
I had the privilege working with a client through the custom build process and selected Beazer at Springs of Lenah in Aldie for their new home. While Beazer is one of the newer builders at Willowsford, the floorplans are fresh and original, so I was excited to see this new model, the Brighton. At 3,536 square feet and base price just under $690,000, it’s one of the largest options in Willowsford under $700,000. Standard features include gas fireplace, engineered hardwoods throughout foyer, living and dining rooms, ten foot ceilings on the main level and 9 foot in upper and lower levels.
With four bedrooms, three and a half bathrooms on three levels, the master suite is surely the show-stopper of the model. The owner’s suite features a 10’x12′ sitting area, an almost 250 square foot bedroom with optional four foot extension and two different versions for a master bathroom and closet configuration. The three adjoining bedrooms on the upper level all have generous sized closet spaces, nicely finished attached bathrooms and a huge laundry room.
The lower level can be completely finished to include a recreation room, wet bar, fifth bedroom and fourth full bathroom. At the time of our tour, Beazer sales rep had commented that the project was expected to build out in about 2 years but they were halfway through their available inventory in just 6 months. Also available are the Daventry at 3,442 square feet and the Coventry at 3,734 square feet, both still with a base price under $700,000.
If you’re considering a new home in the Willowsford community, The Greens (where you’ll find these Beazer models) is the largest of the villages. Home to The Lodge, which is a recreation center complete with state-of-the-art fitness center, kitchen utilized for cooking classes and a grand patio with bocce courts, yoga lawn (bring your own goats), pool complex and sun deck with mountain views. Another fun fact – 70% of the finished wood used in The Lodge was harvested and milled on Willowsford’s land.
