Top Ten New Construction Options with New 2018 VA Loan Limits

Good Morning Everyone, it’s Krissy Cruse, agent with Keller Williams and the Growing Home Team and we’re bringing you the Top Ten New Construction Options Under the New 2018 VA Loan Limits.

Announced recently, Arlington, Fairfax, Loudoun and Prince William Counties are all going up to $679,650. While this is super exciting news, I’m adding this blurb from the VA.gov website:

“VA does not set a cap on how much you can borrow to finance your home. However, there are limits on the amount of liability VA can assume, which usually affects the amount of money an institution will lend you. The loan limits are the amount a qualified Veteran with full entitlement may be able to borrow without making a downpayment. These loan limits vary by county, since the value of a house depends in part on its location.The basic entitlement available to each eligible Veteran is $36,000. Lenders will generally loan up to 4 times a Veteran’s available entitlement without a down payment, provided the Veteran is income and credit qualified and the property appraises for the asking price.”

On to the list.

#1 – Ambrose Hills, Falls Church by Stanley Martin
4 level garage townhomes starting at $674,990, this community is 5 miles to the Pentagon, straight shot down 244. As I am sitting at my computer working on this Google Maps says it’s a 16 minute commute. 7:22am Tuesday morning.

#2 – Discovery Square, Oak Hill by Lennar
4 level garage townhomes starting at $652,123, this mixed used developments also has elevator condos but sits 3 miles south of the Reston While Metro and 8 minutes to Dulles International Airport.

#3 – Liberty, Lorton by Van Metre
4 level garage townhomes (can you tell these are popular right now?) starting at $664,990 and this place is cool because it’s built on the grounds of the historic Lorton Reformatory. What’s a Reformatory? It’s a prison. But now you’ve got a community center with a pool huge ball field, weekend Farmers Market. 16 miles from Quantico, this is an excellent option if you need to split the difference between a lot of the larger military installations.

#4 – Eastview, Chantilly by Van Metre
Up to 6 bedrooms in this single family community starting at $639,990, this is just west of the popular South Riding and sharing the amenities of Stone Ridge – residents here will have access to the pool, a clubhouse, fitness center, library, trails and more.

#5 – Moorefield Green, Ashburn by Toll Brothers
3 level garage townhomes starting at $659,995 just a mile walk to the new Silver Line Station. These 28’ wide townhomes (where as most townhomes are 20 or 24’) will give you over 3,000 square feet and a 2 car garage.

#6 – Potomac Shores, Dumfires by NV Homes
The first single family option on the list starts at $674,990 and will get you 4,656 square feet! This is a 2,000 acre master-planned community that offers Jack Nicklaus-designed golf course, town center, marina, VRE train station, community garden, juice bar and 850 acres of open space.

#7 – River Crest, Ashburn by Pulte
4 level townhome with 2 car garage starting at $655,381, this option will get you over 3,000 square feet with four bedrooms and four and a half bathrooms. Because these properties have front load garages, they’re one of the few options that will give you a private backyard space. Just two miles from One Loudoun, this is an excellent option but hurry, this community is 80% sold out.

#8 – Tanglewood, Aldie by Van Metre
5 bedroom single family home with lots up to a half acre. HOA fee here is only $55 a month and you still get a pool. The girls and I just visited this community last week so we’ll be sharing a blog post soon.

#9 – Townes at Burke Lake Crossing, Burke by Christopher Companies
3 level townhomes with 2 car front load garages starting at $679,900 for over 2700 square feet. This is the second Fairfax County option on the list and a very small cluster of 12 properties. 7 miles south of the Vienna Metro but slugging may be your best bet to get to the city. Ask me about slugging.

#10 – Willowsford, Aldie by Beazer
4 bedroom single family home with 2 car garage, 3400 square feet starting at $679,900. If you haven’t already experienced Willowsford, here’s what their website says – Willowsford Farm manages over 300 acres of agricultural land, growing more than 100 varieties of vegetables, herbs, fruit, and flowers, and raising several breeds of livestock. In addition to farming operations, Willowsford Conservancy oversees land management, wildlife habitat and educational outreach programs – because we’ve seen how what we’re doing on our patch of 4,000 acres can positively impact the whole region.

There are ten builders here, each with architecture complimenting the landscape and 90% of which back to open space. It’s definitely worth a visit.
